Located in North Austin outside of the vibrant "Domain" sub-market widely referred to as Austin's 2nd downtown. This projects sat on over 2 acres of land in the path of growth, allowing for future development optionality. This project was sold in 2023, round-tripping investor capital for a successful 7x+ deal level equity multiple.

The Watershed Development Group has partnered with Mitchell Development to bring acres of single-family-home-lots online. Focusing on the high demand north Texas submarkets of Grayson and Collin Counties.

We are investing in land and installing infrastructure. We do this by leveraging our vertiacally integrated platform to self perform; dirt work, utilities, and roadway constuction. We then sell the lots in these communites to some of the nations largest homebuilders, as they try to meet demand for houses, in one of the fastest growing submarkets in the country.

 Early 1900’s Apartment Restoration

Waterhed Devleopment Group partnerd with Moontower Capital to aquire and restore this early 20th century brick apartment complex. The project is a well located, 1920’s built, apartment renovation project in the rapidly rising Mid Town neighborhood of Detroit, Michigan. Midtown is home to Wayne State university and several hot spot eateries. . The business plan included a moderate value-add program with a focus on bringing this beautiful building back to life, mixing orignal charm with curated modern flair. Through this stratigic renovation process the project has been able to increase rents an eyepopping 2.5x on renovated units. Stabilization, including repositioning and re-tenanting. This project is a moderate term hold, and currently cashflowing.
